Here you will find answers to questions we are often asked. For anything else, feel free to call us.
How does a viewing with you work?
We hold viewings in German and Italian, so there are no language barriers. We plan about an hour for each property.
If you would like to see several houses, we put together a selection and show it to you on a personal tour, with time for the surroundings and your questions.
What does a viewing on site cost?
Viewing one or two properties is free of charge for you.
If you would like to see more than two properties and we accompany you for a whole day or two days, we charge a small expense allowance of €50 per day.
How do you arrange an appointment?
Call us, send us an email or use the enquiry form. Tell us which properties interest you and when you will be in Tuscany, and we will suggest dates.
How do you get a property brochure and further documents?
Write and tell us which property you would like to know more about. We will send you the brochure by email. On request we can also send further documents such as floor plans or the exact location.
Can you recommend accommodation nearby?
Yes. We can arrange accommodation in all price ranges near the properties for you.
Do you also support us after the purchase?
Yes. We are there for you after the purchase too, for example with building projects, permits, the geometra and tradespeople.
Which taxes and fees apply when buying?
When buying, either registration tax or VAT applies, as well as mortgage and land registry fees, which are paid by the buyer. Unless the property is classed as a luxury home, the following applies:
Main residence, bought from a private individual
- Registration tax: 2% (at least €1,000), based on the cadastral income multiplied by 115.5
- Mortgage fee: €50
- Land registry fee: €50
Main residence, bought from a company
- VAT: 4% of the purchase price
- Registration tax: €200
- Mortgage fee: €200
- Land registry fee: €200
Second or further home, bought from a private individual
- Registration tax: 9%, based on the cadastral income multiplied by 126
- Mortgage fee: €50
- Land registry fee: €50
Second or further home, bought from a company
- VAT: 10% of the purchase price
- Registration tax: €200
- Mortgage fee: €200
- Land registry fee: €200
Registration tax is 7% for built-on land, 8% for undeveloped building plots and 15% for agricultural land, in each case based on the cadastral value. This information is for guidance only and does not replace tax advice.
What is the codice fiscale and do I need it?
Yes. The codice fiscale is the Italian tax number and you need it for the purchase, a bank account and contracts for electricity and water. It is free, and we help you apply.
What is an energy certificate?
The energy certificate rates the energy efficiency of a property. When a building is built, transferred or newly let, an energy certificate must be available. For individual units, a simplified certificate can be issued by a registered technician.
Which energy classes are there?
- KlimaHaus A Gold: heating demand below 10 kWh/m²a
- KlimaHaus A: below 30 kWh/m²a
- KlimaHaus B: below 50 kWh/m²a
- KlimaHaus C: below 70 kWh/m²a
- KlimaHaus D: below 90 kWh/m²a
- KlimaHaus E: below 120 kWh/m²a
- KlimaHaus F: below 160 kWh/m²a
- KlimaHaus G: above 160 kWh/m²a
When does a preliminary contract make sense?
A preliminary contract makes sense once buyer and owner agree on the property and the price. Its content must match the later final contract and include all key details, such as the purchase price, period of validity and the planned handover date. We explain every step and accompany you to the appointments.
