This unique estate in the Colline Metallifere of the Tuscan Maremma has always been one of the finest properties in the whole region. Its exclusive panoramic position offers an incomparable 360° view over the Gulf of Follonica, from Punta Ala to Piombino, and of Elba, Corsica and the Tuscan hills of Siena.

The historic villa comes from one of the most important families of Scarlino and keeps the authentic character of a Tuscan farm, whose living and working areas were once harmoniously connected. Today it houses a high-quality bed and breakfast with its own restaurant.

The comprehensive restoration preserved the original structure: natural stone walls, ceilings in traditional chestnut construction and materials such as wood, cotto and local stone were combined with modern elements of glass, steel and iron, creating an elegant balance between tradition and modernity.

The grounds of about 14 hectares include native planting, a productive olive grove with 700 trees, organic olive oil production, an artesian well and rainwater system, and solar technology.

A special highlight is the naturally shaped pool landscape with a beach area, set into the private slope with sea views, a peaceful retreat among the olive groves.

There are also 7 luxury glamping lodges (55 m² each) on the grounds, linked to the service level of the relais.

Ground floor: glazed loggia of 100 m² with sea views, large salon in the former stables, kitchen, guest WC, private office with bathroom, large suite (30 m²) with natural stone bathroom and its own garden.

First floor: three exclusive rooms of 24, 30 and 28 m², each with a high-quality bathroom; two with their own terrace (20 m²).

Second floor: two fully usable attic rooms of 28 and 30 m², both with natural stone bathrooms.

Throughout the villa, solid chestnut floors with a dark natural resin finish add a special elegance.

• The conservative restoration fully enhanced the original structure, highlighting the load-bearing walls of local stone and recreating the ceilings using old building techniques, with chestnut beams and joists and small brick vaults. Traditional materials such as wood, cotto and stone blend harmoniously with glass, steel and iron, creating a perfect balance between past and present.

• In the agricultural area there are seven luxury tents on stilts of 55 m² each, currently run as glamping and using all the services of the relais.

• First floor: three rooms (24, 30 and 28 m²), all with windowed natural stone bathrooms and mosaic bathtubs; two rooms have a private terrace of 20 m².

• The villa has an alarm, heating and cooling, solar thermal, video surveillance, an automatic gate with video intercom connected to fibre, outdoor lighting, two separate electrical systems (20 kW + 30 kW), a sewage system sized for up to 60 people, an 84 m well and three cisterns with a total of 35,000 litres.

Scarlino is a charming village in Tuscany, known for its picturesque surroundings and rich history. Set in the hills of the Maremma, it combines medieval flair with modern comfort. The region is known for its culinary specialities, olive groves and wineries, which convey an authentic Tuscan quality of life.

The guesthouse, or tenuta, stands on a hill with superb views of the sea, close to many leisure and nature attractions. The romantic harbour of Marina di Scarlino is about 8 km away and invites you to linger with its fine restaurants and boutiques. The long sandy beach of Cala Violina, known for its crystal-clear water, is about 11 km away and is one of the most beautiful beaches in Tuscany. For golfers, the Golf Club Toscana in Gavorrano is only 13 km away. Shops and restaurants are in the centre of Scarlino, 5 km away. Historic sights such as the Rocca di Scarlino can also be reached in a few minutes. Transport links are good: the E80 expressway is about 7 km away and Follonica station about 10 km.
